Functional zoning in urban centres.
- Urban centres are structurally zoned on the basis of land use and functions into:
(a) Central Business District (CBD).
- It is centrally located in the urban centre and easily accessible.
- Land value is very high.
(b) Transitional zone.
- It borders the CBD and contains businesses which mostly require proximity to the CBD.
- Land value is moderate.
- Contain government offices, Jua Kali, wholesale outlets.
(c) Low income residential zone.
- The land value is very low.
- Houses are mainly occupied by low class residents, with middle class residents found at the periphery of this zone.
(d) High income residential zone.
- Land value is relatively high.
- It is occupied by high class and some middle class residents.
(e) Industrial zone.
- Land value is relatively low.
- Most heavy and light manufacturing and processing industries are found in this zone.
